Singapore home loan rates have fallen about two percentage points since early 2025. If you fixed back then, you're likely paying more than a full point above today's pricing — and most people only find out once their lock-in has already rolled over.

What you get back
- Your numbers against the market. We take your loan amount, tenure and current rate and show you the packages you'd actually qualify for — with the date each figure was captured.
- The break-even, done properly. A lower rate isn't automatically worth it. Legal fees, valuation, subsidy clawback and any lock-in penalty all count — and we'll tell you plainly when it's not worth moving.
- Reprice and refinance, compared. Staying with your existing bank is often the cheaper answer. We run both rather than assume the one that pays us.
- A nudge when your window opens. Tell us when your lock-in ends and we'll flag it about three months ahead — while repricing and refinancing are both still on the table.
One thing people get wrong: a lower rate doesn't increase how much you can borrow. Banks still assess you at a 4% floor for private property and 3% for HDB, whatever rate you're actually offered. Cheaper money changes your monthly outlay, not your ceiling.
