How is the signal computed?

Town-level: 5-year price momentum vs the island average, from public HDB resale data. Your full alert goes deeper — your block's own transactions, days-on-market, and stack-level pricing, which can differ a lot from the town.

Does OPENING mean I should sell?

No — it means conditions favour sellers who are prepared. Whether selling fits your life (next home, timing, family) is a different question, and the alert says so when the answer looks like no.

Will I get marketing messages?

You get silence until your conditions turn, then one message. Reply "stop" anytime and that's that.
